Missing pages in Books that have already been read

Recently when I opened Books on iPad it does not show the full content of the book, only the pages where new chapter or section is starting. The other pages are missing. And in the overview it shows as that book has only those pages.

This issue is not only for a single book, but across most of them that I have in the iCloud storage.

Same issue I have if I open the books on my Mac.

On the iPad, I was trying:

• to delete a book from device, and download it from iCloud again
• to delete Books app and reinstall
• to reboot the iPad

Nothing has helped

Only on iPhone I have the full content of the books, but I did not try to remove it from there and redownload again, coz I'm afraid to loose it completely.
