How do I track or monitor where another iPhone is in real time? My wife and I are sharing locations in the Find MY app and it appears that our settings are correct. But, she has to send me a text message for me to see where she is in the Maps app.. I want to be able to see where she is in realtime.

You can also check the settings in Share locations with family members and locate their lost devices on iPhone - Apple Support Settings > Family > Location Sharing.
I hate to say it, but I do not think it’s the location sharing that’s not working, I’ve personally went through this myself. My wife has a developer UI that runs on her phone at certain locations, and it will automatically change the time zones to make it appear as though she was where she says she was. The location itself can be edited and deleted. These phones have ruined us and I’ve personally watched the tech become easier to use, and sneakier than ever.
