Why are all my Functions are greyed out in edit mode Logic Pro X

Logic Pro 11.1.2 edit functions are greyed out in the sample editor. I don't know why. This started happening about a month ago. VERY frustrating. I NEED to edit my audio. I only record (lately) my voice and sometime guitar. mostly voice for Voice Over auditions and jobs. Yes, my advanced settings are checked.


Sometimes when I double click my audio file to get it into the sample editor region, the "Track" "File" and "Tempo" options are all visible, and after I select a region of the track (click and drag to highlight) the "File" and "Tempo" functions disappear?!?!


I NEED the "File" function to get into the edit functions. Why does it disappear?


BUT MOSTLY I need the "edit" functions to be there so I can silence a portion of the region, or boost or reduce the gain of certain parts of my recording. NONE of this is possible with "edit" functions greyed out!
