I just bought a new Mac and want to be very selective about what I transfer from my old Mac. For instance I use an app called Garage Sale and I want the app/all files. I can hook up via WiFi but I am not sure how to proceed.

If you want to be fine grained about what is transferred than you must do it manually & find all the bits & pieces by yourself. Migration assistant is all or nothing when it comes to Applications.
Her are some other things to consider.
Then I'd migrate everything, & use tools afterwords to remove Apps...
This one is really good at catching the thousands of files some Apps Install...
I want a clean start, I have migrated the last three Macs I have owned, 20 years worth onto my last computer, and I just feel it is time to get a fresh start. Thanks for your answer and I will probably use that on my old computer to clean it up too.
Well, I can use a wired connection. And I can do a clean install but I want the last years worth of files from the Garage Sale App. I have no idea how to find everything I will need. UGH
